Hi i am thinking about buying large acreage woodlands in the future but how do i go about finding a loan that has no down payments? I see great deals for thousands of acres of timberland for only a few million dollars that have easments on them so the price is lower and have very good timber. I here of things such as fiorestry conservation bonds. If i persue this how should i go about finding the right information for a zero down payment loan that will be financed through the selling of the timber on the land?

Greetings Jeff:

This is a good question and unfortunately I do not have good answer for you other than to contact local financial institutions (specifically those institutions that have an agricultural finance/loan specialist). Your local USDA Natural Resources Conservation Service and Soil Water Conservation District office should also be able to steer you in the right direction.

Might I also suggest contacting your state/county Farm Bureau (Farm Bureau Bank) and Farm Credit Services--please navigate to their Web sites:

Farm Credit: www.farmcreditnetwork.com

Farm Bureau: www.fb.org

Best of luck!
