Rough Value of Large White Oak (MI)

I have a freind who is demolishing the house on her property and a 12-13 foot in circumference white oak is in the back yard. It is clear to about 20 feet up and has an overall height of 70-90 feet. the upper branchs are up to 18-24 inches in diameter. There appears to be no evident insect damage or boles. What would you say the current market value of such a tree is? A ball park estimate is fine. A worse case and best case estimate would really be helpful. She is looking for the money to be able to demolish the house so she does not lose the land because of the decrepit nature of the house (the county is threatening confiscation of the property unless something is done)

Therefore, please contact a local professional forester or a local portable sawmill operator to provide you with a ball-park figure for this tree--if in fact this particular tree has any value other than firewood.
